Pexhurst has completed a circa £5m refurbishment of a warehouse in Oxfordshire for Tritax Private Markets, converting more than 166,000 sq ft of storage space for an incoming luxury car manufacturer.

The contractor said the job divided what had been a storage facility into three uses: storage, a restoration workshop and a customer experience destination. Neither Pexhurst nor Tritax has named the occupier.

Mary Regan, commercial and contracts manager at Pexhurst, said: "What started as a straightforward Cat B fit-out became a much more complex and rewarding refurbishment project to deliver."

The works

Pexhurst said it built a panel-based white wall system inside the warehouse, 15 metres high and 90 metres wide, to serve both as a fire-resistance feature and as a physical division between areas of the building.

On behalf of the tenant, the contractor also managed the installation of a new racking and mezzanine structure with a goods lift attached.

Areas originally earmarked for demolition were kept, according to Pexhurst, while a canteen and new showers were added for building users. The team installed photovoltaic panels and electric vehicle chargers alongside new roof lights, windows, doors and roller shutters.

The project is targeting a BREEAM Very Good rating, the contractor said.

Reuse and site conduct

Pexhurst said it worked with subcontractors to recover more than 500 pallets during the project through its arrangement with reuse scheme The Pallet LOOP. The Pallet LOOP's own website says it pays a PayBack of £2 to £4 for every green LOOP pallet returned for reuse.

Some 500 sq m of carpet tiles stripped out during the refurbishment have since gone into social housing construction projects, Pexhurst said, while vinyl offcuts were donated to Recofloor and bug hotels were installed on site.

According to Pexhurst, the project received a score of 41 out of a possible 45 when visited by the Considerate Constructors Scheme. Social value activity included donations to Didcot Baptist Church Foodbank and Oxford Hub.

Tom Newton, director development at Tritax Management LLP, said: "We're pleased to have given this asset a new lease of life and agreed a new letting with a valued new customer all with the support of Pexhurst."

The companies

Tritax Private Markets says on its website that it works with pension funds, sovereign wealth funds and family offices from around the world on UK supply chain real estate.

Pexhurst was established in 1977 and operates across London, the Home Counties, Cambridge, Oxford and the Midlands, according to its website. It holds ISO 9001, ISO 14001 and ISO 45001 certification as well as Chas Elite and Constructionline Platinum accreditation.

The contractor reported a record £70m turnover for its 2025/26 financial year, a 63% rise, ahead of its 50th year of trading in 2027.
