Knight Harwood sets out club-room reception at 100 George Street fit-out
The contractor has described its fit-out of 41 apartments and the residents' amenities at the Hopkins Architects-designed W1 building, which Native Land has announced as complete with more than 70% of homes sold.

Knight Harwood has set out its fit-out of 41 apartments and the residents' amenity and communal spaces at 100 George Street W1, a building it delivered with developers Native Land and Derwent London.
In a post dated November 2026, the contractor said the ground-floor reception takes its influence from a traditional London club room, with a modern interpretation of a panelled interior.
The wider amenity spaces include concierge and wellness facilities, lounges and meeting spaces, together with the associated back-of-house areas, Knight Harwood said.
The post gives no contract value, programme dates or project team. Native Land, which announced the building's completion in partnership with Derwent London and The Portman Estate, said at the time that more than 70% of the residences had been sold.
Nicholas Gray, Executive Director, Native Land, said: "The completion of 100 George Street W1 is a hugely exciting milestone for us and for the Marylebone market."
The building
The building was designed by Hopkins Architects. Native Land described the scheme at its sales launch as 41 one-to-four bedroom apartments and penthouses; Derwent London's 2021 announcement put the mix at 35 lateral apartments and six lateral and duplex penthouses in a 45,000 sq ft block.
Native Land's completion announcement listed the amenities as a round-the-clock concierge, a residents' lounge, a library and a meeting room, with a gym and spa. At launch it said the residents' lounge has a 98-inch ultra-high definition screen.
Native Land's completion announcement credits Chapman Eugène with the interior design of the amenity spaces. Knight Harwood's post names no interior designer.
The developer said the site is all-electric, with no fossil fuels burnt on site.
Native Land said the scheme had been named Knight Frank's fastest-selling prime development in Westminster. Rupert des Forges, Head of Prime Central London Developments at Knight Frank, said: "100 George Street W1 is a standout development for our buyers, in an area that continues to be a go-to postcode."
Prices at launch started at £1,850,000, according to Native Land; its completion announcement said remaining homes were priced from £1,750,000.
The wider scheme
Derwent London announced on 13 July 2021 that it was partnering with Native Land on 100 George Street. It said the apartment building forms part of its 297,000 sq ft mixed-use 19-35 Baker Street W1 project on The Portman Estate.
According to Derwent London, the wider scheme includes a 206,000 sq ft office headquarters at 19-35 Baker Street, a 28,000 sq ft avenue of retail and food and beverage outlets, 10 affordable homes and 12,000 sq ft of offices on Gloucester Place. Native Land's launch material referred to the offices as over 200,000 sq ft at 25 Baker Street.
| Element of 19-35 Baker Street scheme | Floor area (sq ft) |
|---|---|
| Office headquarters, 19-35 Baker Street | 206,000 |
| 100 George Street apartments | 45,000 |
| Retail and food and beverage avenue | 28,000 |
| Offices, Gloucester Place | 12,000 |
Derwent London said in 2021 that development was due to start in autumn 2021, with overall completion expected in spring/summer 2025.
The contractor
Knight Harwood was formed in 2005 by John Knight and Ian Harwood. The company describes itself as delivering complex, high-quality construction and fit-out projects.
Its post names only Native Land and Derwent London as its clients on 100 George Street; Native Land and Derwent London each name The Portman Estate as a third partner in the development.
Native Land said at completion that remaining homes were priced from £1,750,000.
